Quick answer

We work out of a League City office and cover the city and the places around it in Galveston, Harris and Brazoria counties: Clear Lake and the bay shore, the towns up Clear Creek, and the cities south along I-45 to Galveston. Phones are answered 24/7 for every one of them.

Inside League City

League City is home base, and its houses are young: the median home was built in 2003, and about three in four are owner-occupied. The neighborhoods we have pages for each bring something different. South Shore Harbour has a marina, a golf course and waterfront homes, Magnolia Creek is built around its golf club, and Tuscan Lakes, Victory Lakes and Brittany Lakes are lake communities with trails and pools.

Westover Park and Mar Bella are master-planned, and Coastal Point is a newer Lennar community, where a leak is more often a failed fitting in a new house than an aging pipe. In all of them the usual culprits are the same: a supply line, a water heater or an attic AC drain.

Up Clear Creek: Friendswood, Pearland and Alvin

Clear Creek runs along League City's northern side and up through Friendswood toward Pearland. During Harvey, officials described 500-year flood events along the creek from Pearland through Friendswood and into League City, and an estimated 3,000 Friendswood homes flooded. Friendswood's housing is older than League City's, with a median build year of 1991, while Pearland matches League City at 2003.

Farther south in Brazoria County, Alvin has a 1985 median home and a sizeable share of mobile homes, which changes how a floor or a belly gets dried.

Clear Lake and the bay shore

East and north of League City, Clear Lake, Webster, Seabrook and Pasadena sit on the Harris County side of the line, where Ike pushed a 12 to 15 foot surge in 2008. Webster is about 78 percent renters, so a leak there often reaches more than one unit. Across the water from Seabrook, Kemah is a small city of about 2,200 people with storm and waterfront work in the mix.

South along I-45 to Galveston

Dickinson took some of Harvey's worst flooding, about 80 percent of the city, and drainage work there is still under way. Texas City and La Marque have the oldest housing on this page outside Galveston, with medians of 1984 and 1977, so drain lines and supply piping are older. Santa Fe is about 81 percent owner-occupied.

On the island, Galveston has a 1973 median home, about a fifth of its housing from before 1940, and about 30 percent of units unoccupied, many as second homes where a leak can run unnoticed. The whole county, Galveston County, saw about 19,000 houses and structures damaged by Harvey.

Where our coverage ends

We cover the places named on this page and the stretches between them. Calls from much farther out, such as the west and north sides of Houston, are better served by a company based closer to them, and we will say so on the phone rather than promise a quick arrival we cannot make. Every place named here has its own page with the jobs we see most there.
